About Our Service

Our team will identify the property, negotiate the price, package the offer for your review, find the investment strategy you want to pursue, and close the purchase. As an optional package, we can provide full project and property management.

In addition to conducting due research before to your purchase, we look for properties in high growth locations and provide investors a solid return with increased value upon your property’s sale or refinancing.

Clear Communication

We take great satisfaction in maintaining constant, honest, and open lines of contact throughout the whole property purchasing process. You will be kept up to date at every stage.

Outstanding Value

Value is what you receive, while price is what you spend. You are entitled to a complete refund if, within 60 days, we are unable to locate a home that fits your agreed-upon requirements.

Off-Market Real Estate

We use both conventional and internet marketing to go “Direct to Vendor.” Estate agents charge around £3,900; by working directly with vendors, we are able to save money.

Undervalued at Market

We find homes that are priced below the actual value of the local market, not just the asking price. This covers local market selling demand, area capital appreciation, area listed prices, and area sold prices.

Purchase Refurbished Loan

Using our fundamental buy-refurbish-rent refinance method, an investor may recycle their funds after the refinancing process, converting a £60,000 budget into five rental properties over the course of three years.

Student Homes or Flats

Although they are an excellent approach, HMOs do have some risk in low demand. We know how to assess demand locally and work with you to make sure your project generates a secure monthly return.

Our Target Criteria

Our minimum target ROI is:

  • 8% for Buy to Let properties
  • 12% for Serviced Accommodation properties
  • 15% for HMO properties

Capital growth, which offers investors strong returns now and the long-term advantage of capital appreciation over time, is not included in our target return.

Returns are calculated using a 5% interest rate on mortgaged houses.
